Well, I as a real estate broker get asked this question often. So I thought I would do a write up on what is coming our way in the downtown Bentonville area!
B Street Brownstones-301 SW 4th street
This is a complex that includes 3 and 4 story units. Pricing for this complex should be in the $650k-$850k price range. This is a Jake Newell development! There is also a new apartment building going up across the street called G@Market, this apartment complex should be open around November of this year! It will include small commercial spaces below, under building parking and cool shared spaces to hang out!
207 SE 7th street is just starting and will be very modern townhomes priced around $1 million to $1.2 million. These will be over 2400 square feet 3 bedrrom 3.5 bath. They will include large balconies facing north, 2 car garages and 2 living areas. There are floor plans available.
602 Bella Vista Road is two single family residence with a common wall between the two properties. These will be approximately 3400 square feet 4 bedroom, 3.5 bath, 3 living areas and a 2 car oversized garage. Good size yard on both of these properties. There are floor plans available for these as well. Price range for these two will be $1.4 million. The timeline will be the end of 2022.
1113 NE Monroe street
This is 3 duplexes and 6 townhomes. Each side will have approximately 3000 square feet and the price will be between $1.2 million & $1.3 million. The area will be great for those looking to be right on the mountain bike trails. There will be a new coffee house coming soon and it will be easy to access the museum area. Framing for this project will start early 2023.
The Howard
This will be an apartment building across from the accessors office on Central. There will be a restaurant by Chef Matt Cooper who was the chef who started The Preacher’s Son. The bottom level will include small offices and retail stores.
The Ledger
This 6 story building is under way as we speak! It’s the first of it’s kind in the area, bikable office building with the first two stories being drop in use. It can be leased by the hour as needed. Full time tenants will occupy space here as well! Lots of fun shops on the first floor! This will be opening later this year, near the end of 2022.
206 SE B Street
This location will be townhomes built for lease only by Neil Greenshaw.
Walton Foundation / New Building
211 NW A Street
This one is connected by a sky bridge over NW A street to the parking garage and building connected to the Wal-Mart Neighborhood Market.
Town Branch
A large community being built to the north of Better Homes and Gardens-Journey, this is a Walton’s project and will include restaurants, bars and shopping!
